Notice is hereby given that on the 24th day of August, 202l, at 10:00 o'clock, A.M., Tulsa County HQ, 218 W. 6 St., Rm 132, in Tulsa, Oklahoma, the undersigned Sheriff will offer for alias sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit:

Lot Seventeen (17), Block Six (6), BRIARGLEN EAST, an Addition in Tulsa County, State of Oklahoma, according to the recorded plat thereof, commonly known as 12603 E 33rd Ct, Tulsa, OK 74146 (the "Property")

Alias sale will be made pursuant to a Special Execution and Order of Alias Sale issued out of the office of the Court Clerk in and for Tulsa County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the alias sale, said judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ-2021-689, entitled Bank of New York Mellon Trust Company, N.A. as Trustee for Mortgage Assets Management Series I Trust, Plaintiff, vs. Richard P. Crowder; Suzanne Crowder a/k/a Suzanne M. Workman Crowder, et al., Defendants, to satisfy: FIRST: The costs of said action accrued and accruing; SECOND: The judgment and first lien of the Plaintiff, Bank of New York Mellon Trust Company, N.A. as Trustee for Mortgage Assets Management Series I Trust, in the sum of $102,056.66 plus future advances for monthly servicing fees, mortgage insurance premiums, taxes, property preservation costs and other costs as set forth under the terms of the aforesaid loan documents, to be added to the principal/loan balance, plus compounding interest on that increasing principal/loan balance at the monthly-adjustable rate as provided for in the Note; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney's fee, plus costs, with interest thereon at the same rate, until paid.
