Case No. CJ-2020-1843 NOTICE OF SHERIFF'S SALE OF LAND UNDER EXECUTION THIS IS AN ATTEMPT TO COLLECT A DEBT BY A DEBT COLLECTOR, AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Notice is hereby given that on the 17 day of November, 2020, at 10:00 A.M. in Room 119 of the Tulsa County Courthouse in the City of Tulsa, State of Oklahoma, the undersigned Sheriff of said County will offer for sale and sell for cash at public auction to the highest bidder, with appraisement, all that certain real estate and improvements thereon situated in Tulsa County, Oklahoma, legally described as follows:

Unit C, Building 3004, and an undivided interest in the common areas, EAGLE RIDGE CONDOMINIUMS, according to the Declaration of Unit Ownership Estates of Eagle Ridge Condominiums, recorded in Book 4718 at Page 268 in the office of the County Clerk, Tulsa County, State of Oklahoma, a/k/a 3004 S. 135th E. Ave., Unit C, Tulsa, OK;

said sale to be subject to the first mortgage lien of Midland Mortgage, a division of MidFirst Bank, said first mortgage having a payoff balance as of September 30, 2020, of $69,181.25. Said sale will be made pursuant to a Special Execution and Order of Sale issued in accordance with the judgment entered on September 18, 2020, in the District Court of Tulsa County, Oklahoma, in the above styled and numbered case, said sale to satisfy, first, the cost of this action, including sheriff's costs and other costs of the sale; second, the judgment of the Plaintiff entered herein, together with such additional amounts as may accrue and remain unpaid through confirmation of sheriff sale as provided in Plaintiffs judgment, together with interest thereon to the date of confirmation of sale; third, the balance, if any, to be paid into this Court to abide further order of the Court in the premises. The subject property has been duly appraised for $74,400.00. The sale will be subject, however, to the first mortgage lien in favor of Midland Mortgage, a division of MidFirst Bank, said first mortgage having a payoff balance as of September 30, 2020, of $69,181.25, leaving a net eqitable appraised value (appraised value less $69,181.25) in the subject real property in the amount of $5,218.75.
